Tile Roof Cleaning – Frequently Asked Questions (FAQ)
1. Is sodium hypochlorite safe for cleaning tile roofs?
Yes. When used correctly during a professional soft wash roof cleaning, sodium hypochlorite does not damage tile, nails, or the waterproof underlayment. It is the roof-manufacturer-approved method for safely removing algae, mold, mildew, and black streaks from tile roofs.
2. Will sodium hypochlorite rust my roof nails or corrode metal components?
No. Roof nails are made of galvanized steel, stainless steel, aluminum, or copper—all corrosion-resistant materials designed for outdoor exposure. Soft wash roof mix breaks down quickly and does not remain active long enough to corrode or rust metal roofing components.
3. Can soft washing damage the waterproof underlayment under the tile?
No. Soft washing treats the surface of the tile. The solution does not penetrate through tiles into the underlayment. The underlayment is protected beneath the tile system and is built to withstand moisture in Florida’s climate.
4. What cleaning method is recommended for a tile roof?
The only safe, manufacturer-endorsed method is soft washing (low-pressure cleaning). This process kills algae and organic growth at the root without using high pressure, which can break tiles or cause leaks.
5. Why not pressure wash a tile roof?
Pressure washing can cause serious damage, including:
- Broken or cracked tiles
- Lifted tiles
- Water forced under the roof system
- Underlayment damage
- Voided roofing warranties
Soft washing provides superior cleaning results without these risks.
6. How long does a soft wash roof cleaning last?
Most tile roofs in South Florida stay clean 12–24 months, depending on sun exposure, tree coverage, and humidity. Soft washing kills the growth at the root, giving longer-lasting results compared to pressure washing.
7. Is soft wash roof cleaning safe for my landscaping?
Soft washing is generally safe when performed by trained professionals; however, there is always a risk of temporary browning, wilting, or plant stress due to overspray or runoff—especially during roof cleanings.
Aqua Force takes every precaution to protect your landscaping, including:
- Pre-wetting all vegetation
- Post-rinsing and neutralizing runoff
- Using ground-level protection methods
- Offering optional Neutrapods for added plant safety
While minor plant stress can occur, it is typically temporary and considered normal with roof cleaning. Aqua Force treats your property with extreme care to minimize any impact.
8. Does soft washing void my roof warranty?
No. Soft washing is the only roof cleaning method supported by tile manufacturers and the Roof Cleaning Institute. Pressure washing is what voids warranties—not soft washing.
9. How quickly will my roof look clean after a soft wash?
Results begin immediately, and the roof continues to brighten over the next few days as the treatment works and natural weather rinses away dead organic material.
10. Is soft washing the best method for tile roofs in South Florida?
Absolutely.
Soft washing is:
- The safest method
- The most effective method
- The manufacturer-recommended method
- The longest-lasting cleaning method
- The best method for preventing algae regrowth
This is why it’s the standard across Palm Beach County, Broward County, and all of South Florida.
