Commercial Pressure Cleaning in Palm Beach and Broward Counties

Professional exterior cleaning for businesses, commercial properties and managed facilities.

A commercial cleaning project has to accomplish more than improving appearance. The contractor must understand access, operating hours, pedestrian traffic, water supply, runoff, equipment placement, surface limitations and the expectations of everyone responsible for the property.

Aqua Force provides commercial pressure cleaning, building washing, soft wash roof cleaning and specialty exterior cleaning throughout Palm Beach and Broward Counties. We work with business owners, property managers, facility managers, condominium associations and other commercial decision makers who need a clearly defined scope and a contractor equipped to complete it professionally.

Founded in 2010, Aqua Force combines multi-truck and multi-crew capacity with surface-specific cleaning methods. General liability and workers compensation coverage are maintained, and certificates of insurance with additional insured endorsements are available when required.

Powerful results. Professional care.

Scope first

Commercial exterior cleaning starts with a better scope

The phrase pressure cleaning can describe very different work. Cleaning a shaded concrete walkway is not the same as treating grease near a restaurant, washing a painted building, removing irrigation rust or soft washing a tile roof. Quoting all of those surfaces as one general cleaning item creates confusion before the project begins.

Aqua Force develops the scope around the property. We identify the surfaces, contaminants, access restrictions and operating conditions before recommending the cleaning method. The proposal can separate base cleaning from specialty treatments, lift access, water arrangements or optional areas so the decision maker can see exactly what is included.

This approach produces a more accurate proposal, gives the field crew a practical work plan and makes completion easier to verify.

What we clean

Commercial pressure cleaning services

Nine scopes. They can run alone or combine into one phased project under one proposal.

Glass and stucco office building exterior with algae streaking, cleaned by Aqua Force

Commercial building washing

South Florida buildings collect algae, mildew, dirt, airborne contamination and runoff marks on stucco, painted masonry, trim, overhangs and other exterior surfaces. We adjust the cleaning solution and pressure to the material instead of blasting every wall with the same method.

Exterior glass may be rinsed as part of the building wash, but building washing is not a replacement for detailed window cleaning. Multi-story properties may require ladder access, extension equipment or a lift, identified during the site review.

Aerial view of a retail plaza with large flat roof areas

Commercial roof cleaning

Aqua Force has completed more than 28,000 roof cleanings across South Florida. Our commercial soft wash process treats algae, black streaks and organic growth on tile, shingle, flat and metal roofing systems using controlled low-pressure application.

Commercial roof projects may require additional planning for height, drainage, rooftop equipment, parapet walls, pedestrian areas and landscaping below the roofline.

Covered commercial walkway before and after pressure cleaning

Sidewalks, walkways, curbs and concrete

Entrances, covered walkways, sidewalks, curbs, valley gutters and other concrete areas collect organic growth, gum, soil, vehicle residue and general traffic buildup. Professional surface-cleaning equipment produces a more consistent finish across large areas than narrow wand cleaning alone.

Large concrete projects can be divided into sections to maintain access. Areas blocked by vehicles, equipment, deliveries or locked gates may need to be skipped until access is available.

Commercial parking lot concrete before and after cleaning

Parking lots and parking garages

Parking areas can contain tire marks, oil, vehicle fluids, organic growth and heavily trafficked pedestrian zones. Concrete garages and decks may benefit from hot-water cleaning, degreasing and mechanical surface cleaning when the surface and drainage allow it.

Cleaning can improve the appearance of oil and automotive staining, but deeply absorbed stains, damaged coatings and long-term tire marking may remain visible.

Commercial dumpster pad after degreasing and pressure cleaning

Dumpster pads, loading areas and service corridors

These areas often hold grease, organic residue, spills and odor-producing buildup. We combine hot water, degreaser and pressure cleaning for appropriate hard surfaces.

The final result depends on the age of the staining, surface porosity, drainage and whether active leaking or repeated contamination continues after service.

Retail storefront exterior cleaned by Aqua Force

Awnings, canopies, walls and entrance features

Highly visible but not always able to tolerate aggressive pressure. We evaluate fabric, paint, masonry, signage and surrounding finishes before choosing the method.

Permanent fading, oxidation, corrosion and coating failure are documented as surface conditions rather than treated as removable dirt.

Rust, oil, grease and specialty stains

Irrigation rust, fertilizer stains, oil, grease and battery stains require chemistry selected for the contaminant and the surface. More pressure is not the answer to every stain.

We test and treat designated areas separately from general cleaning and explain where permanent discoloration or surface change may limit the result. See specialty stain treatment.

Paver cleaning and sealing

Commercial paver entrances, courtyards, pool decks and common areas can be cleaned, resanded and sealed when appropriate.

Existing sealer condition, drainage, traffic, surface type and required return-to-service time are evaluated before a sealing proposal is prepared. Failed sealer may need to be stripped first.

Pool decks, patios and recreation areas

Hotels, clubs, schools, communities and other commercial properties may need cleaning around pool decks, patios, bleachers, sports courts and shared outdoor areas.

These projects require attention to furniture, drainage, coatings, nearby landscaping and public access. Work areas should be cleared or secured before cleaning begins.

Who we serve

Commercial properties we serve

Office and medical buildings

Building exteriors, covered entrances, sidewalks, curbs, roof surfaces and employee or visitor areas can be included in one coordinated scope. Work sequencing can be planned around entrances and normal business access when practical.

Retail centers, banks and storefronts

Retail properties see constant pedestrian traffic, delivery activity, gum, spills and vehicle residue. We clean storefront walkways, building exteriors, drive-through lanes, parking stops, curbs and dumpster areas while dividing the project into manageable zones.

Restaurants and hospitality

Restaurants, hotels and entertainment properties combine guest-facing areas with grease-prone service areas. Grease and oil treatment is separated from ordinary organic cleaning so expectations remain realistic.

Golf and country clubs

Clubhouses, covered walkways, pool areas, pavers, roofs, walls and entrance features all contribute to the condition guests see. We coordinate several service types under one written scope and sequence the work around property access.

Schools, churches and public facilities

Campuses and public-use properties may include multiple buildings, portable structures, sidewalks, bleachers, courts, covered areas and large concrete sections. Clear phasing and access control matter most where staff, students or visitors may be present.

Warehouses, service and automotive

Large concrete areas combined with loading zones, service bays, oil, grease and vehicle residue. Active leaks, repeated spills and deeply absorbed petroleum staining must be corrected or managed separately from the cleaning service.

Condominium and community properties

The same commercial capacity with additional resident communication and phasing. We provide separate HOA and community cleaning proposals for roofs, buildings, sidewalks, curbs, walls, clubhouses and shared amenities.

Method

The right cleaning method for each surface

Pressure cleaning

Durable flatwork such as unfinished concrete commonly benefits from professional pressure cleaning and mechanical surface cleaning. Water volume, pressure, tip selection and pace are adjusted so the crew produces an even result without unnecessary force.

Soft washing

Roofs, painted walls, stucco, awnings and other sensitive surfaces often require low-pressure application with professional cleaning solutions. The solution performs the cleaning work while controlled pressure limits stress on the material.

Hot water cleaning

Hot water can improve treatment of grease, oil and food-service buildup on suitable hard surfaces. It does not guarantee complete removal when contamination has penetrated deeply into porous concrete or damaged a coating.

Specialty chemical treatment

Rust, fertilizer staining, oil, grease and other contaminants require products selected for both the stain and the underlying surface. The crew may test a small area first. Permanent color change, etching or prior damage may remain.

Step by step

The Aqua Force commercial cleaning process

Site review and scope development

We review the property address, surfaces, approximate quantities, visible conditions, access points, operating hours and decision-making requirements. Plans, aerial images, photographs or measurements may be used when they improve the accuracy of the scope.

Method and logistics planning

The project plan identifies the cleaning method, crew and equipment needs, water source, hose routes, lift requirements, traffic concerns, sensitive areas and any exclusions. Large properties may be divided by building, elevation, zone or service type.

Insurance and scheduling documentation

When required, we provide certificates of insurance, additional insured documentation and safety data sheets before work begins, and support vendor onboarding requirements. The property representative receives the planned service window and any preparation requirements.

Property preparation

The crew reviews the work area, documents relevant pre-existing conditions and positions equipment to reduce unnecessary interference. Pedestrian routes, doors and active work areas may need to be temporarily restricted by the property representative.

Professional cleaning and on-site oversight

The crew follows the written scope while adapting to actual field conditions. Commercial projects may combine surface cleaning, soft washing, hot water, degreasing, specialty stain treatment and elevated access. A responsible site contact should remain available for scope or access questions.

Completion review

Included areas are reviewed after cleaning. The crew addresses reasonable touch-ups that are visible and accessible before demobilization. Permanent staining, surface deterioration, blocked sections or conditions outside the contracted scope are identified rather than hidden behind unrealistic promises. Pre-service and post-service photographs or a closeout summary can be provided when included in the project requirements.

Capacity

Built for large commercial projects

Aqua Force operates multiple fully equipped service trucks and crews for residential, commercial and community work. High-flow pressure-cleaning equipment, dedicated soft wash systems, large onboard water and solution capacity and professional surface cleaners allow us to plan work efficiently across large properties.

Capacity alone does not complete a large project well. The scope must match the site, crews must know the sequence and the property contact needs a clear understanding of access and preparation. We bring those pieces together before production begins.

Aqua Force boom lift working the facade of a car dealership

Our commercial capabilities include:

  • Multi-truck and multi-crew scheduling
  • High-flow cold-water pressure cleaning
  • Hot-water cleaning for appropriate grease and oil applications

  • Professional surface-cleaning equipment
  • Commercial roof and multi-building experience
  • Lift coordination when elevated access is required
  • Authorized hydrant-meter planning for qualifying large projects
  • Certificates of insurance and additional insured documentation
  • Safety data sheet documentation and vendor onboarding support
  • Controlled work zones with cones, signage and pedestrian routing when required
  • Pre-service and post-service photo documentation upon request
  • One-time projects and planned maintenance service

Coordination

Property protection and worksite coordination

Commercial cleaning places hoses, water and equipment into active environments. People may enter unexpectedly, deliveries may arrive and vehicles may remain in scheduled work zones. A professional plan depends on coordination between Aqua Force and the property representative. Larger projects are assigned a crew lead so management has a clear point of contact during production.

We plan equipment placement, hose routing, landscaping protection, runoff management and access around the written scope. The property representative remains responsible for notifying occupants, restricting active work areas, securing movable property and providing access to included locations. Work may pause or move to another section when conditions become unsafe or inaccessible.

Chemical treatment can affect sensitive plants, metals, fabrics, coatings or personal property if those items are not identified and protected. Customers should disclose newly installed landscaping, delicate finishes, active leaks, failed coatings and other known concerns before service.

Track record

Selected commercial and municipal experience

Aqua Force has completed exterior cleaning for multi-story commercial buildings, condominium properties, hotels, churches, schools, office buildings, retail areas, club facilities, parks and large concrete projects. That work has included tile and flat roof soft washing, building walls and exterior glass, covered walkways, sidewalks, curbs, bleachers, sports courts, rust treatment, grease treatment and paver sealing.

One long-term commercial maintenance relationship has continued for more than 13 years and includes concrete parking lots, sidewalks, building walls, hot-water pressure cleaning and degreasing of service pits and car-wash bays. Other recurring work has included complete exterior and roof cleaning for commercial plazas.

Municipal assignments have included roofs, city sidewalks, parks, sports courts, curbing and other public-facing areas. Recent commercial work has also required lift access for multi-story walls, coordinated cleaning across several buildings, large roof areas and phased production around occupied properties.

Commercial, property-management and municipal references are available for qualifying proposals. These projects reinforce the same lesson: commercial results depend on planning and communication as much as cleaning power.

Why Aqua Force

Why commercial clients choose us

Established South Florida experience

Serving Palm Beach and Broward Counties since 2010. Our crews work in the heat, humidity, heavy rain, irrigation conditions and year-round organic growth that affect commercial properties throughout the region.

Work performed by our employees

Our contracted cleaning and sealing work is performed by Aqua Force employees rather than subcontracted cleaning crews. That gives us direct responsibility for training, equipment, communication and field standards.

Surface-specific recommendations

We do not sell high pressure as the answer to every condition. The material, contamination, coating, age and expected result determine whether the surface needs pressure cleaning, soft washing, hot water or specialty treatment.

Proper insurance coverage

General liability and workers compensation coverage are maintained. Certificates and additional insured endorsements are available for properties that require them.

Clear expectations

Cleaning removes removable contamination. It does not repair cracked concrete, failing paint, corroded metal, broken roof material, permanent oxidation or deep staining. We explain those limitations before the work whenever they are visible.

Capacity for complex properties

Multiple crews, commercial equipment and experience with roofs, buildings, hardscape and specialty stains let us coordinate a wider commercial scope under one accountable contractor.

Pricing

What determines the cost of commercial pressure cleaning

Commercial pricing is based on the work required rather than one universal square-foot rate. Photographs and measurements can help with preliminary budgeting, but complex commercial work often requires a site review before a firm scope is issued.

The proposal may consider:

  • Total square footage and number of buildings
  • Surface material and current condition
  • Organic growth and general soil level
  • Oil, grease, rust, gum or specialty staining
  • Building height and elevated-access requirements
  • Water availability and distance from the work
  • Parking, pedestrian and operating-hour restrictions
  • Equipment setup and hose-routing distance
  • Furniture, vehicles, inventory or obstacles in the work area
  • Project phasing and return-trip requirements
  • One-time cleaning or planned maintenance frequency

Frequency

One-time projects and planned maintenance

Some commercial properties need one complete restoration. Others benefit from scheduled attention to entrances, walkways, dumpster areas, patios or other high-traffic surfaces while roofs and full building exteriors follow a longer cycle.

Aqua Force can quote a one-time project or develop a quarterly, semiannual or annual maintenance schedule based on the property. Maintenance frequency depends on shade, irrigation, traffic, drainage, trees, nearby water, use and the standard the property wants to maintain.

Questions

Commercial pressure cleaning questions

Can you clean while the property remains open?
Often, but the answer depends on the scope. The work may be phased to preserve access, while certain entrances, walkways or service areas must be temporarily restricted. The property representative is responsible for occupant notices and access control.
Do you provide certificates of insurance?
Yes. Aqua Force maintains general liability and workers compensation coverage. Certificates of insurance and additional insured endorsements are available when required.
Can you clean multi-story commercial buildings?
Yes. The access plan may use ladders, extension equipment or a lift depending on the height, architecture and surrounding property. Lift rental or access requirements are identified in the proposal when applicable.
Do you clean commercial roofs?
Yes. Aqua Force soft washes tile, shingle, flat and metal roofs using controlled low-pressure application. Commercial roof projects are evaluated for access, drainage, rooftop equipment and surrounding-property protection.
Can you remove oil, grease and irrigation rust?
We provide specialty treatment for many oil, grease, rust, fertilizer and irrigation stains. Complete removal cannot be guaranteed because results depend on the contaminant, surface, age and prior damage.
Do you provide water for large projects?
Water arrangements depend on the property. Aqua Force trucks carry substantial onboard water capacity, but large projects require a dependable refill source. For qualifying work, an authorized hydrant meter and municipal water may be arranged when permitted.
Can the work be completed in phases?
Yes. Large commercial projects are often divided by building, elevation, zone or service type. Phasing helps manage access, parking, deliveries and communication.
Do you offer recurring commercial cleaning?
Yes. Aqua Force can propose planned maintenance for high-traffic or high-visibility exterior areas. The schedule is based on the property rather than a one-size-fits-all interval.
Will pressure cleaning remove every mark?
No. Cleaning removes removable contamination, but permanent oxidation, etching, paint failure, deep oil absorption, tire marking and material deterioration may remain. Specialty treatment or restoration may be recommended for certain conditions.
What information is needed for an estimate?
Provide the property address, contact information, surfaces under consideration, approximate quantities, desired timing and any insurance or scheduling requirements. Photographs, site plans and prior scopes are helpful for large or complex properties.
